House rules and rental conditions
Dear Guests, for a serene stay and out of respect for the property and the neighbourhood, we kindly ask you to read and accept these house rules. Acceptance is an integral part of the holiday rental agreement.

Occupancy and registered guests
The maximum number of occupants is the one stated in the booking. All guests must be declared. Unauthorised visitors or unregistered persons are not allowed: any breach may result in charges, termination of the contract and loss of the security deposit.
Registration and identity document
As required by law, each guest must provide a valid identity document before or at check-in, for registration with the public security authorities.
Reporting pre-existing damage
Any damage or issue found on arrival must be reported within 24 hours of check-in. Without such a report, the house is considered handed over in perfect condition.
Non-potable watersafety
The house is supplied by a private well: the water is NOT drinkable and must not be used for drinking or cooking. For drinking, use bottled water only.
No electric vehicle chargingsafety
Charging electric cars or vehicles at the property is forbidden: the electrical system is not suitable and charging would create a serious risk of overload and fire.
External video surveillance
The property has video surveillance limited to external areas only, for the safety of guests and of the property. Footage is confidential and access is restricted to the security service. No cameras are present in indoor spaces.
Alarm system
The house is equipped with an internal (night mode) and external alarm, which must always remain active, including at night. Instructions will be provided at check-in.
Keys, locking and security
When leaving, always close doors, windows and the gate. Keep keys and remote controls safe: loss will result in a charge for replacing locks or devices.
Unsupervised poolsafety
The pool is unsupervised and used at your own risk. Diving (shallow water), running around the edge, and bringing glass or alcohol into the area are forbidden. Minors must always be accompanied by an adult. The pool is salt-treated and occasionally treated with chemicals.
Barbecue
The BBQ must be used only in designated areas, never left unattended while in use, and fully extinguished afterwards with the embers completely out. Please leave it clean after use.
Air conditioning
In summer the air conditioning must not be set below 22°C. It must be switched off when doors or windows are open and whenever you leave the house, out of respect for the environment and the system.
Trullo roof
Climbing on the trullo roof is not allowed: the dry-stone cones are delicate and dangerous to climb.
No smoking indoors
Smoking inside the house is forbidden. It is allowed only outdoors, using the ashtrays provided. Never throw cigarette butts into the greenery or the surrounding countryside.
Toilets
Only toilet paper may be flushed. Wipes, sanitary products, cotton buds, nappies and other materials must go in the bins provided: the drains are delicate and clog easily.
Parasols and outdoor furniture
Parasols must be kept closed when not in use, in windy conditions and at night, and must not be moved from their position. In case of rain, store the cushions in a sheltered place.
Glass Cube doors
The Glass Cube doors must always be secured with the dedicated stoppers when left open. Close them carefully and never let them slam in the wind: they are large and delicate.
No parties, respect for neighbours
Parties, events, stag/hen gatherings or noisy meetings are not allowed. Please keep noise moderate, especially in the evening and at night (quiet hours 11:00 PM–8:00 AM), out of respect for the countryside and neighbouring properties.
Waste sorting
Waste sorting is mandatory. Separate plastic/metals, paper/cardboard, glass, organic and general waste correctly. Drop off bags at Ostuni's Mobile Environmental Centre (CAM) — Via Beato Bartolo Longo, in the lot behind the Eurospin supermarket. Open Monday to Saturday, 6:30–12:30. Never leave bags outside the house.
Check-in, check-out and deposit
Check-in from 3:00 PM to 7:00 PM; check-out by 10:00 AM. An inspection of the house is carried out on departure. Unagreed late departures incur a surcharge. The deposit is returned within 14 days of check-out, less any damage or charges.
